Every vacancy problem is ultimately a pricing problem. A correctly priced commercial space with active tenant targeting consistently outperforms an overpriced space with maximum listing exposure. Before investing in marketing or improvements, confirm that the asking rent is within the current market range for the asset class, submarket, and specification.

Five actions that
actually reduce vacancy.

Price at Market
Pull the last 6–12 months of comparable lease transactions in the submarket. Price at or just below the current net effective rent range. Every 5% above market adds 30–60 days to average vacancy time.

Define the Target Tenant
Industrial: logistics, last-mile distribution, light manufacturing, flex. Retail: target tenant type by anchor, inline or destination. Office: growth-stage businesses, professional services, or corporate relocation. Different targets require different outreach channels.

Active Outreach
Passive listing exposure generates inquiries. Active outreach to known tenant-rep brokers, expanding users in the market, and adjacent tenants generates leases. The best transactions rarely start with an inbound listing inquiry.

Condition the Space
Clean, well-lit, and accessible for tours. Fresh paint and functional MEP (mechanical, electrical, plumbing) add more value per dollar than cosmetic upgrades. A tenant touring a dark, dirty space rarely leases it regardless of price.

Offer Market Incentives
Free rent (net effective rent reduction), tenant improvement allowance, and flexible term start dates are the three standard lease incentives in Ontario and Alberta. Structure incentives to match the target tenant's business cycle, not your preferred lease start date.
